What's Covered

Your Holt Home is covered by the Builder Backed Service Program that provides one full year of workmanship and distribution systems coverage. In addition, you’ll receive 10 full years of insurance-backed coverage for qualifying structural defects. All starting on the day you move in to your new home.

1-Year Workmanship Warranty

Make sure that defects that happened on installation are repaired so your home can stay looking fresh. The Workmanship Warranty addresses all things fit, finish, and materials in your newly constructed home including drywall blemishes, paint chips, and more.

What’s Covered:
Roof covering, cabinets, countertops, door panels, exterior siding, hardwood floors, ceramic tile, drywall, interior trim, carpet, paint, and fireplace.

1-Year Distribution System Warranty

One of the perks of owning a newly constructed home is knowing that it’s protected from the inside and out. The 1-Year Distribution System Warranty covers all of the hidden essential functions in your home for up to one year after closing.

What’s Covered:
Supply piping, waste piping, ductwork, and electrical wiring.

10-Year Structural Warranty

Structural defects are extremely rare, but it’s always best to protect your home regardless and offer a set process to resolution. Your included Structural Warranty protects and addresses the designated load-bearing elements in your home for up to 10 full years after closing.

What’s Covered:
Roof Framing systems, load-bearing walls and partitions, beams, columns, footings and foundation systems, floor framing systems, girders, lintels, and masonry arches.

FAQ Warranty Items

How do I submit a warranty claim?

The best way to file a claim is to submit a Warranty Request Form online on the Holt website. After doing so, you will receive an automatic response that your submission is being reviewed and has been assigned a ticket number.

In about 3-5 business days, the Holt Customer Care Team will reach out to you to schedule an inspection for your claim. They will help determine how it fits within the policies of your warranty and assess which materials and trades are needed to make the repair(s).

If the item is eligible for service, Holt will move forward with repairs. If the item is not covered, Holt will do its best to suggest an alternative solution, whether that’s recommending an industry professional or providing expert advicw.

How do I get help with emergency items?

For urgent home repair requests, please call the daytime Customer Care Team at 360.892.0514. If it’s after regular business hours and you are experiencing house electrical loss, plumbing leaks, or loss of heat/AC, you can call Holt’s Emergency Line at 360.787.7411. Do I have to wait for 1 year to submit a claim?

You don’t have to wait 1-year to submit a claim but it is best to wait the full 1-year period before your review appointment to give any needed repairs enough time to appear. For emergency repairs (electrical, plumbing, or HVAC) call the daytime Customer Care Team at 360.892.0514, for after hours requests please call our emergency line at 360.787.7411.

When/how do I winterize the hose bibs?

Ideally, you’ll want to have this done before temperatures dip down below freezing. Once your system and pipes are free of water, you can turn off your irrigation timers, remove the hose from the hose bib, add hose bib covers to your outdoor faucets and wrap your backflow to avoid freezing pipes. It’s important to remember that your hose bib is separate from your irrigation. The shut-off for that system is off to the side of the front yard near the sidewalk. Check out our video on irrigation for more info. 

When/how do I winterize the sprinkler system?

Right before that first rainstorm kicks in, be sure to shut off your irrigation systems—no sense in watering your lawn if mother nature already does it for you! You’ll also want to make sure you drain your outdoor faucets and irrigation system, as well as add covers to your spigots to prevent your pipes from freezing/bursting during the colder months. Should I block the foundation vents in the winter?

Yes, you should block foundation vents in the winter. Purchase foam blocks from your local home improvement store and block the foundation vents from the outside. Learn more about winterizing your home on our blog or watch our video.

When do I fertilize my yard? How much/often do I water it?

If you belong to an HOA, the maintenance crew might manage this for you, so be sure you’re aware who deals with your system. As for fertilizing your lawn, Holt recommends you fertilize your yard in the spring season. To reduce the chance of burning the lawn, a spring/starter, slow release formulation is the safest option. Depending on the time of year, temperature and amount of shade or sun in the yard, you’ll want to adjust the amount of water your system is providing. This means more water in the summer, less in the spring and fall, none in the winter. To learn more, watch our video about irrigation basics.

How do I reset my exterior garage door code?

We leave the manual for the open in a kitchen drawer at the time of the walkthrough. It should give step by step instructions. Up on the unit in the garage there is a small reset button that if held in will reset all remotes and delete all codes. If you just tap the button a light will flash and allow you to add a button, car code, or wall code.

What is the color of stain on my fence?
